Maintenance and Building Manager, Lutheran Settlement House

Under the supervision of the Program Director, Maintenance and Building Manager is responsible for managing all aspects of building operations at the shelter. This position will rotate “On-Call” responsibilities with the Director, Residential Advisor (RA) Supervisor, Family Advocate and Director of Social Work. The Maintenance and Building Manager must complete Sanctuary training and participate in its implementation and practice at Jane Addams Place.
Other responsibilities include:
- Basic maintenance and upkeep of building operations. Attend all meetings with maintenance team, cleaning crew, building owners, OSH building representatives, security company, LSH Director of Operations
- Perform minor electrical and plumbing repairs
- Supervise and assist LSH representative with monthly food pick up; arrange proper help with kitchen staff on day of food pickup
- Assist new residents in completing intake packet if they arrive during day shift. Review POS and ensure that resident has correct number of children and that they are placed in the correct room
- Review OSH shelter standards and resident rules with new residents and familiarize them with the facility and smoking areas
- Monitor resident activities to ensure compliance with shelter rules. Report problems in log and on required forms
- Provide conflict resolution to residents
- Provide mentorship to shelter teens
- Assist with morning and evening meal preparation and clean up as needed
- Assist Residential Advisor Supervisor with oversight of resident chores
- Ensure that each resident signs in and out of the building during the day;
- Maintain security of the building and represent Jane Addams on the LSH Safety Committee.
- Conduct hourly rounds throughout facility and complete a thorough walk through of the building upon arrival each day to ensure building and resident safety
- Conduct daily room checks and check bags entering facility for contraband
- Enter the attendance into the HMIS system (data-entry system) for the overflow families. Overflow families are those that are not assigned a specific room and sleep in common space due to the shortage of emergency shelters in Philadelphia;
- Maintain daily orderliness and safety of the shelter program and residents;
- Oversee and upkeep facility both inside and outside of the building;
- Communicate with and supervise maintenance workers, cleaning crew, exterminator, security company and linen company (outside contractors) at shelter;
- Attend appropriate operations meetings with Director;
- Provide regular updates and weekly reports to Director;
- Supervise and conduct monthly food pick up at the OSH warehouse;
- Attend quarterly OSH Food Provider meetings if Kitchen Supervisor cannot attend;
- Provide provision of safe, clean and hospitable residential services for homeless families;
- Coordinate/sign off on resident chores along with RA Supervisor;
- Safe Serve Certification Preferred;
- Valid Driver’s license required;
- Ability to lift 50 plus pounds;
- A general knowledge of plumbing and electrical skills are desired
- Participate as an active member of the LSH Safety Committee along with Residential Advisor Supervisor. Responsibilities include attendance at monthly safety meetings at LSH
- Consult and update Jane Addams Leadership Team and other staff on a daily basis regarding shelter operations
