Generations of Americans in the 20th century moved out of cities, seeking more land, space, and privacy. Since the Second World War, every prior downturn was followed by a swift uptick and resumption of growth, satisfying our social norms of “success” and fueling our primary source of savings. Are we experiencing a long pause from this virtuous cycle or the beginning of a “new normal?” Please join our panel of nationally renowned housing experts discuss the future of housing and how it relates to Smart Growth.

The presentations, survey of attendees and facilitated discussion will review the changing housing market and its effects on urban design, planning and development. The convergence of two major generations seeking the same housing opportunities, which have significant differences from the prior housing markets, will provide not only a new housing demand but critical changes to the location of population and employment. The three speakers are experts in past patterns and the dynamics forming these future ones. They will discuss their conditions and effective responses to those conditions. Additionally, through a survey of the participants, a facilitated discussion will expand upon these issues.
