Education: Bachelor’s Degreed (B.A.) from a four-year college or university; or equivalent combination of education, training and experience in property management.
Certificate/Licenses: Fair Housing Coordinator, 504 Coordinator, National Assisted Housing Professional, Assisted Housing Manager, Certified Professional Occupancy Manager, Licensed Real Estate Agent
Experience: Five years property management experience, preferably in a subsidized property manager field; or equivalent combination of education, training and experience in human services.
The Director of Housing oversees and administers Housing programs and services, ensures compliance with all regulatory requirements, HUD, Dom Care, Transitional Housing and Tax Credit Housing program development and management, and other related corporate business projects and programs.
The Director of Housing supports and collaborates with network programs and entities providing services to Seniors to ensure quality, safety and health of all NewCourtland seniors.
Manages all housing staff ensuring high quality hiring, supervision and staff development. Serves as a resource to managers in supervising and supporting staff.
Works collaboratively with and supports other network program directors and staff to promote highly coordinated services for seniors (LIFE, Senior Centers, Nursing Home).
Participates in the development of annual budgets. Ensure compliance including rent schedules, HAP, PRAC, PAC, and related submissions, management certifications, fair housing compliance, and financial and management reporting; monitor budget through monthly reports and provide input regarding status of budget as needed.
Coordinates with other agencies and service providers in developing and maintaining projects and programs; this includes liaison with city, county, state, federal agencies and contractors when appropriate.
Interacts regularly with Seniors to provide support, gain understanding of their issues and resolve complaints.
Develops and implements Housing policies and operating procedures. Ensures compliance with all policies and procedures related to NewCourtland Housing.
Consult with other governmental officials about the operation of housing and development programs. and procedures. Monitors collections, collection loss, vacancy reports and court filings. Conducts informal hearing as needed, and make appropriate recommendations in accordance with HUD. PHFA, PHA and Fair Housing procedures and guidelines.
Oversees the development and implementation of marketing plans and strategies in order to promote high levels of occupancy. Works collaboratively with NewCourtland Marketing Department.
Manages optimal operations of all housing buildings and campuses. Maintains census in all buildings and adherence to budgets. Submits related reports as directed and as indicated. Oversee schedule of emergency on call responsibility and follow-up on emergencies to ensure proper handling.
Meet with residents, resident organizations, and external agencies to receive input regarding the operation of housing programs, assess needs and address concerns.
