Community Ventures, a non-profit corporation, develops affordable housing in partnership with neighborhood organizations in Philadelphia. We are now seeking an Assistant Program Director, who will assist the Executive Director and Senior Project Manager in a wide range of project-related tasks, while managing general office functions. The Assistant Program Director will report to the Executive Director and will work full time (40 hours per week, 9:00 a.m. to 5:00 p.m.).
Community Ventures is a small organization (five persons in its main office), and any list of duties must therefore be considered incomplete and subject to change. Employees pitch in where needed. The extent to which the Assistant Program Director “assists” or manages the tasks described below will depend on that person’s skills and experience, whether brought to the job or gained there.
The Community Ventures work environment is friendly and informal but serious. We are typically working on several different projects at any one time, and any candidate for the job will need to be able to keep several balls in the air while maintaining calm and a sense of humor.
Specific Tasks
Project-Related (estimated at 90%):
- Assist with project planning, including market evaluations, site and unit design etc.
- Assist with the development of project budgets.
- Research ownership and acquisition of properties.
- Participate in construction site meetings.
- Track project expenditures using spreadsheet program. Set up and maintain project files. Assist in preparation of financing and contractor bid packages.
- Resolve the wide range of random problems that typically arise in property development.
- Assist with marketing houses and in evaluations of homebuyers.
- Communicate with homebuyers and assist in preparations for real estate settlements.
- Respond to, track and follow up on homebuyers’ warranty complaints
- Assist in communications with neighbors, community organizations, political leadership and government officials.
Administrative/Office Management (estimated at 10%):
- Order supplies.
- Answer phones.
- Maintain office equipment.
- Manage production of large application packages.
- Have checks signed.
- Handle bank deposits.
- Sort and distribute mail.
- Check for and distribute incoming faxes.
