Job Concept:
The primary responsibility of the Vice President of Property and Asset Management is to provide mission-focused leadership to achieve and maintain excellence in all housing & building operations. This position will integrate the department’s initiatives with the organization’s strategic direction. The Vice President will manage strategic relationships with internal and external stakeholders.
Job Roles:
Vice President of Property and Asset Management will be responsible for the following functions:
(1) Strategic Planning: Refining and implementing asset management strategies that best support the Project H.O.M.E. mission. Provide leadership and guidance to staff ensuring that the goals of the strategic plan are met. Review annual department operating goals to ensure consistency with long term strategic goals.
(2) Long Term Tactical Planning: Revision and update of long term capital needs by asset.
(3) Annual Budgeting and Forecasting: Oversee the preparation and management of annual operating and capital budgets for all housing operations and facilities.
(4) Intra-group Organization: Addressing the “gap areas” between the Asset Management workgroup and all other workgroups, integrating the Property Management aspects of current Residential Services into a single Asset Management workgroup
(4) Process Oversight and Documentation: Developing an internal Asset Management workgroup culture that looks to the future in design and maintenance of its processes and systems; creating an institutional memory that is not contingent upon individual team members; developing new approaches to status quo resource allocation methods.
(5) Team Dynamics and Individual Staff Development / Mentoring: Creating a more cohesive and dedicated team; facilitating leadership development for all staff through facilitating growth opportunities; Direct supervision of Director of Property Management, Director of Facilities and Sustainability and Administrative Assistant.
(6) New Developments: Assist with design review of all major residential and non-residential developments
Examples of Specific Job Activities
1. Establish long-term strategic goals. Oversee the tracking, reporting and monitoring of strategic and operational goals.
2. Work with the Chair of the Property Management Committee of the Board of Trustees- function as liaison for the committee of the board.
3. Develop/manage annual operating and capital budgets.
4. Conduct annual inspections of all facilities.
5. Work with Director of Facilities and Sustainability to establish capital needs plans and preventive maintenance plans for the portfolio
6. Follow-up on decisions made in Executive Management meetings to ensure proper execution/communication throughout the asset management group.
7. Conduct regular reviews of performance goals and decide on actions required.
8. Facilitate resolution of issues between programs/departments.
9. Take charge in high-priority crises.
10. Support design of new major development opportunities
11. Develop and foster relationships with government and non-government organizations addressing program and funding issues associated with our housing operations.
12. Lead two quarterly all-staff meetings annually
